A community association management company is contracted by the Board of Directors to provide such services as: Collection of assessments, supervision of subcontractors, obtaining bids for subcontracted services, providing financial statements and collection reports, as well as a general clearing house of problem solving communications with homeowners and the Board of Directors and to serve in advisory capacity.

Community associations are unique entities, and the boards that lead them fill unique roles. It consists of officials elected to represent and protect the best interests of their constituents. The role of the board is to protect and increase property value. This is accomplished by operating the association, maintaining the common property, and forcing the government documents.
The owner will be given 10 days to correct the violation. After the 10 days have elapsed, a re-inspection of the lot will be performed by the Association’s Management Company, Architectural Control Committee, or a Rules Committee of the Association to determine if the violation has been corrected.
The hearing notice is to discuss with the board the violation and offer any explanation or evidence regarding the alleged violation. The hearing notice will be postmarked at least 10 calendar days prior to the hearing date and mailed via certified mail. The hearing notice will specify the violation, the date, time and location of the hearing, the requirement that if the Owner intends to bring a third-party representative to the hearing, the Owner must notify the chairman of the Hearing Panel of that fact at least two days prior the scheduled hearing date.

If the Owner fails to appear at the scheduled hearing and provides no written information by this dateline, the hearing Panel Will rule on the matter based solely on information provided by the Association’s Management Company, Architectural Control Committee, or a Rules Committee of the Association.
The Bylaws are the guidelines for the operation of the non-profit corporation. The Bylaws define the duties of the various officers of the Board of Directors, the terms of the Directors, the membership’s voting rights, required meetings and notices of meetings, and the principal office of the association, as well as other specific items that are necessary to run the Association as a business. The Bylaws for the association may be viewed online in the Forms & Documents of this site.
The Covenants, Conditions and Restrictions (CC&R’S) are the governing legal documents that set up the guidelines for the operation of the planned community as a non-profit corporation. The CC&R’S were recorded by the County Register of Deeds office of the County in which the property is located and are included in the title to your property. Failure to abide by the CC&R’s may result in a fine to a homeowner by the Association. The governing legal documents for each association may be viewed online within each community’s website.
